Manufacture of branded clothing

The aim of the project is to design a clothing factory focused on the production of branded women's clothing. With government support, a foreign investor is using an undeveloped area in the Technology Park in Brno. At the same time, the supply of employment for women is increasing. The operation will be technologically and organisationally linked to the parent plant abroad. There are also warehouses for basic materials, finished products, shearing areas, central equipment and plant administration. The production of components, assembly and finishing will therefore take place on the site of our proposed assembly plant. The solution will respect the requirement for spare space for any future expansion. The basic concept of the design is based on two simple distinct masses, which differ in height according to the function and layout of the building (main - production building; secondary - storage building). They are separated from each other by a corridor of lesser height. This principle is also applied in the larger longitudinal mass, which is partly embedded in the ground. On the first floor, the main corridor extends in the middle, and this is interspersed for good orientation on the second floor in the form of a condensed grid of columns, but also by the mass and height offset, which adds dynamism to the building and a subtle outline of what is happening in the building. The main building's six-metre cantilever to the south not only provides shading to the main entrance and lee, but also provides the opportunity to increase the floor area on the second floor, which is used for staff rest and facilities. The strip windows of different heights of the building are designed with regard to the internal layout of the building and the psychological well-being of the employees, with the smallest part being openable to allow for natural ventilation. Shading of these windows is provided by external louvres with a concealed box to maintain the cleanliness and simplicity of the building. Skylights are added to provide greater and more even light to the production hall. The roof is designed as an expansive roof.

URBANISTIC SOLUTION The proposed building is located in Brno in the Medlánky district near Purkyňova Street. The land slopes gently to the south and is accessible from the adjacent roads from the south and north. It is surrounded by the CEITEC building from the north and RedHat from the south. The surrounding area contains the faculties of the Technical University and its research centre AdMaS, a library, canteens and cafeterias and various administrative buildings. Central to the design is the availability of public transportation for seamless employee access to work. To the east side towards the site is the oval turning point of the tram terminus No.12 Technology Park. Bus stops can therefore be found within 200 metres, along with bus stops, with one directly adjacent to the site on the north side of the site. As far as accessibility to the site is concerned, we have to give priority to access from the north and south side, not from Purkyňova Street. In this proposal, this means splitting the movement of people and vehicles. The northern side provides access for employees' cars and trucks that will bring in cuttings and overhead material and take away finished products. For this purpose, a T-shaped turning circle separated by a green area from the car parking is provided. From the south side, there is already access for employees and visitors to the plant. As the two sides are one storey apart in height, 3 accessible parking spaces are proposed adjacent to the entrance. Bridging the height difference of the parking accessed from the north side, which includes 21 parking spaces, is addressed by a two-armed staircase that will take employees to the main entrance. The forecourt of the main entrance, which will be the busiest point and also a point of interest for the surrounding area, is designed with pedestrian movement in mind. It is based on a composition of three elements, one of which is a smaller residence stair with a cascading water feature and lawn on the southeast corner of the site. The other two elements are already in closer proximity to the entrance and are differently shaped seating around the perimeter of the proposed form in accordance with just pedestrian movement. Bicycle racks are located below the cantilevered area that extends in front of the main entrance, along with additional seating. There are existing footpaths around the whole site with an avenue of trees which are respected and only suitably supplemented with mature trees. DISPLOYMENT SOLUTION When designing the internal layout of the building, consideration was given to the movement of people and good orientation in the building. The parts of the building have been divided according to the individual functions, therefore the first floor has staff rooms on the left side and machine rooms and other rooms with technology on the right side. These rooms are partly recessed in the ground. The main south façade is then used for offices on the south-west corner and for the security service on the south-east corner. Two double staircases lead to the second floor, which exits directly into the production hall. This hall is notionally divided into four sections and these are guarded from the operations offices, with two on each shorter side. In the console section there are sanitary facilities for employees, a break room, a cleaning room and two operational offices. On the opposite side of the hall, to the north, these rooms are mirrored, except that instead of a rest room there is an intermediate storage room and instead of a cleaning room there is a first aid room, close to the exit (a door in the corridor). The two cells of rooms at the ends of the hall are lower as the whole hall is unnecessarily high for these rooms. This creates a mezzanine floor, which is used to house air conditioning units at the top. The corridor is a separate storage building, with storage areas for incoming items on the north side and, conversely, storage areas for outgoing items on the south side. The single west elevation has strip windows due to the location of the fire station, locker room and maintenance shop with storage. A sectional door is proposed for the maintenance shop, as well as for the storage building corridor itself. Outside, under the employee parking, there is a space for a diesel generator that is freely accessible from the outside for maintenance and needed replacement. Also the transformer room, but these are enclosed by sectional fire doors.

Technické informace

STRUCTURAL AND MATERIAL SOLUTION The structural system of the building is designed as a reinforced concrete frame with a column grid of 6x6 metres. Only in the place of the corridor and corridor in the middle of the production hall is it condensed to 3x6 meters. The 12x6 metre grid has been modified to make more use of the hall, which is located on the second floor. The columns are 0.4x0.4 metres, only in the direction of the trusses is the dimension adjusted to 0.6 metres. For the large span, full-wall trusses with holes for installations are used. The whole structure is assembled from reinforced concrete elements, only the cantilever is designed as steel and attached to the reinforced concrete structure with inclined rods. The floors are designed as concrete screed everywhere. The façade is designed around the entire perimeter as a lightweight Kingspan MATRIX panel cladding with 1x6m panels laid in the longitudinal direction. Colour differentiation occurs in two masses (buildings), with the main building with the production hall using white panels and the storage building using light grey panels. The corridor and corridor, which is differentiated in mass and height, will also be differentiated in colour, namely dark grey. To accentuate the floor, the entire ceiling and floor are lined with dark grey panels. The windows are designed to be aluminium with triple glazing with external blinds with a hidden box.
