Idea projektu

Návrh reaguje na aktuální potřebu podpory malých a středních podnikatelů, kteří často nemají možnost investovat do vlastního technického nebo administrativního zázemí. Cílem bylo vytvořit sdílené a funkčně přehledné prostředí, které bude dobře dostupné a flexibilní vůči různým potřebám nájemců. V areálu je možné pronajímat jak výrobní a skladové haly, tak i administrativní prostory a showroom. Areál je navržen s důrazem na prostorovou variabilitu - jednotlivé haly ve tvaru šestiúhelníků lze mezi sebou různě kombinovat nebo propojovat dle konkrétních potřeb nájemníků. Tato modularita umožňuje snadnou adaptaci prostor pro různé typy podnikání. Zástavbu tvoří jedenáct objektů ve tvaru šestiúhelníků, rozdělených do dvou výškových úrovní podle profilace terénu. V dolní části parcely se nachází pět hal, v horní části dalších pět. Poslední objekt plní administrativní a prezentační funkci. Zásobování bude probíhat z centrálního místa skupiny výrobních hal, kde je dostatečný prostor pro bezkolizní pohyb nákladních aut N2 The design responds to the current need to support small and medium-sized businesses, which often lack the means to invest in their own technical or administrative facilities. The aim was to create a shared and clearly organized environment that is easily accessible and flexible enough to accommodate the diverse needs of future tenants. The complex offers rental options for production and storage halls, as well as administrative offices and a showroom. The site is designed with a strong emphasis on spatial flexibility – the hexagon-shaped halls can be combined or interconnected in various ways to suit specific tenant requirements. This modular approach allows the spaces to be easily adapted for different types of businesses. The development consists of eleven hexagonal buildings, distributed across two elevation levels according to the natural topography of the site. Five halls are located in the lower part of the plot, another five in the upper section. The final building serves administrative and presentation functions. Logistics and deliveries will be handled from a central area within the production hall cluster, which offers ample space for the smooth, conflict-free movement of N2-category freight vehicles.

Popis projektu

Administrativní budova má jedno podzemní a dvě nadzemní podlaží. V podzemním podlaží se nachází technické místnosti, sklady a zázemí pro zaměstnance, přístupné samostatným vjezdem pro zahradní a údržbovou techniku. Toto podlaží není určeno pro veřejnost. Do prvního nadzemního podlaží vede centrální schodiště i výtah, přičemž z exteriéru je přístupné hlavním vstupem. Toto podlaží obsahuje vstupní halu, showroom s vlastním vjezdem a skladem, toalety pro veřejnost včetně bezbariérového zázemí a dvě kanceláře bezpečnostní služby – jedna slouží jako recepce, druhá pro kamerový dohled. Ve druhém nadzemním podlaží je dominantním prostorem zasedací místnost s malým kuchyňským koutem na vaření kávy. Dále se zde nachází toalety a čtyři samostatné kanceláře. Typový půdorys výrobní haly zahrnuje dvě nadzemní podlaží. V přízemí je hygienické zázemí pro zaměstnance a hlavní výrobní prostor s výškou přes dvě podlaží. Druhé nadzemní podlaží využívá přibližně jednu třetinu půdorysné plochy haly a obsahuje kancelář vedoucího, denní místnost a toaletu pro zaměstnance. The administrative building has one underground and two above-ground floors. The underground floor contains technical rooms, storage areas, and staff facilities, which are accessible via a separate entrance for gardening and maintenance equipment. This floor is not intended for public access. The first above-ground floor is accessed by a central staircase and an elevator, and from the exterior through the main entrance. This floor includes an entrance hall, a showroom with its own entrance and storage area, public restrooms including facilities for people with disabilities, and two security offices – one serving as a reception, the other for camera surveillance. The second above-ground floor is dominated by a meeting room with a small kitchenette for coffee preparation. It also includes restrooms and four separate offices. The standard layout of the production hall includes two above-ground floors. On the ground floor, there are hygiene facilities for employees and the main production area, which spans the height of more than one floor. The second floor occupies approximately one-third of the hall’s footprint and contains the manager’s office, a break room, and a restroom for employees.

Technické informace

Materiálové řešení projektu vychází z požadavků na funkčnost, jednoduchost výstavby, technickou odolnost a jednotný vizuální charakter celého areálu. Podzemní podlaží administrativní budovy je navrženo ze železobetonu, který zajišťuje dostatečnou nosnost a umožňuje rychlou realizaci. Nadzemní části administrativní budovy i pronajímatelných hal jsou řešeny pomocí vápenopískového zdiva Sendwix tl. 200 mm, které vynikají vysokou pevností, akustickými vlastnostmi a přesností provedení. Zateplení obvodových stěn je realizováno izolačními panely Kingspan tl. 200 mm, které splňují současné energetické standardy a zároveň umožňují rychlou montáž. Nosné jádro administrativní budovy je tvořeno železobetonem a plní také funkci akumulačního prvku pro rozvody vytápění. Ocelové schodiště ve středu objektu je koncipováno jako lehká, ale stabilní konstrukce navazující na industriální charakter budovy. Střešní konstrukce všech objektů je navržena z ocelových vazníků s plechovou krytinou, která je lehká, snadno udržovatelná a vizuálně sjednocuje celý areál. Podlahy jsou řešeny jako betonové stěrky s důrazem na odolnost, snadnou údržbu a technický výraz. The material design of the project is based on the requirements for functionality, ease of construction, technical durability, and a unified visual character across the entire complex. The underground floor of the administrative building is designed from reinforced concrete, providing sufficient load-bearing capacity and enabling fast construction. The above-ground parts of both the administrative building and the rental halls are constructed using 200 mm thick Sendwix calcium-silicate masonry, known for its high strength, acoustic properties, and precise execution. The external walls are insulated with 200 mm thick Kingspan insulation panels, which meet current energy standards while also allowing for quick installation. The structural core of the administrative building is made of reinforced concrete and also serves as a thermal mass for the heating distribution system. The steel staircase located at the center of the building is designed as a lightweight yet stable structure, complementing the building’s industrial character. The roof structures of all buildings are composed of steel trusses with sheet metal roofing, which is lightweight, easy to maintain, and visually unifies the entire complex. The floors are finished with concrete screeds, emphasizing durability, ease of maintenance, and a technical aesthetic.
