The subject of the design is the new construction of two apartment buildings in the town of Hrušovany nad Jevišovkou. The buildings are located in a built-up area of the town, in a place with accessible infrastructure and connected to the existing urban development. The main goal of the design is to create a high-quality and functional living environment that meets current housing standards and provides comfortable facilities for various groups of residents, especially young families or individuals seeking employment in the town of Hrušovany nad Jevišovkou. The emphasis is placed on simplicity and clarity of the design, smooth operation within individual residential units and all communal spaces, barrier-free access to all parts of the building, and the use of standard building materials with regard to long-term sustainability, operational economy, and a positive impact on the surroundings. The building includes an operational part, cellar storage units, technical facilities, and residential units of various layouts. All these parts must meet the minimum dimensional requirements set by currently valid standards. At the same time, emphasis is placed on accessibility and comfort for all residents of the apartment building. Furthermore, it is necessary to ensure the connection of the building to the public water supply and sewerage network, with a focus on efficient water resource management.

The main purpose of the construction is to create a functional, aesthetically pleasing, and operationally efficient space of two apartment buildings. They are designed as multi-storey apartment buildings with separate entrances, shared areas (cellars, bicycle storage, technical rooms), and private apartments. Each building has its own vertical communication core. The goal is to ensure a quiet, comfortable, and practical living environment for the residents of the apartment buildings. The design aims to offer modern, affordable, and functional housing in a high-quality environment, emphasizing architectural simplicity, efficient layouts, and integration with the surrounding development. The construction plots are located within the urban structure of Hrušovany nad Jevišovkou, in a residential area. The surroundings are predominantly formed by family houses and apartment buildings. The design respects the scale and character of the development and naturally complements the existing urban fabric. Both buildings are positioned to form logical units with the surrounding development, without disturbing the street line, and to ensure comfortable access for pedestrians and vehicles. Between and around the buildings, a green public space is proposed, with seating areas, playgrounds, and leisure zones. The connection to the existing transport infrastructure and pedestrian routes is well ensured. Parking is provided on the surface within the plot. The primary function of the apartment buildings is to provide practical and modern housing for students, young adults, or young families on the edge of the city. Another goal is to create a pleasant and peaceful environment for relaxation, both for the residents and the nearby community. The buildings also serve as visual landmarks, potentially becoming orientation points in the area. Access to the buildings is ensured via a road connected to the city’s main street, linking public spaces with the residential premises. Seating areas for outdoor leisure time are also planned.
Technické informace
The load-bearing structure of both buildings is designed as a traditional masonry system made of ceramic blocks. Floor structures are monolithic reinforced concrete slabs. The staircase is also monolithic, made of reinforced concrete. The external walls are insulated with ecological mineral wool insulation, contributing to thermal comfort inside the building. Interior wall surfaces are plastered, with attached light-reflective shaft constructions oriented toward the windows with certified surface treatments. The facade insulation system meets the current energy efficiency requirements according to legislation. The roof is flat, non-accessible, and covered with extensive greenery. Rainwater is drained into retention tanks for later use. Windows are aluminum with triple glazing, enhancing the building's energy efficiency. Ventilation is ensured by a combination of natural ventilation and mechanical ventilation with heat recovery. The flooring system is multilayered with thermal insulation and ceramic tiles; in living areas, epoxy microcement screed is used. This design combines modern technologies, ecological materials, and long-term sustainability.
