Idea projektu

The idea was to divide the space into parts that are somehow connected, since I had to meet the requirements, which were 7 independent offices, meeting rooms, a quiet zone, a kitchenette and a reception. I wanted the space to function as a whole and at the same time be representative.

In this semester work, I focused on the design of office space for Colliers. I conceptually divided the entire space into three main parts. On the right and left sides are offices and open space zones, while the middle part is more functional - the reception, toilets, warehouse, server room, meeting room and kitchenette are located here. I wanted the space to be logically divided, but also visually and functionally connected. Therefore, I designed a solution where you can comfortably walk through the middle - which creates fluidity of movement, but at the same time each part retains its own character and level of privacy. An important element of the design are the glass offices, for which I chose frosted glass. With this solution, I wanted to achieve greater airiness, lightness of the space and at the same time ensure a sufficient level of privacy. The glass looks modern, light and open, which matches the character of the company. For even greater flexibility, I added curtains to the offices, which allow the space to be more visually and acoustically closed during meetings or work gatherings. The color palette is tuned to natural and neutral tones - I used a combination of green, beige and wooden elements to make the space feel pleasant, cozy and professional at the same time.

Klingerka is a mixed‑use complex on the edge of Bratislava’s Ružinov district, in an area historically called “Klingerka” – bounded by Prístavná, Plátennícka, Súkennícka, and Valchárska streets. The site of a former textile factory founded by Heinrich Klinger now houses two primary buildings: a 35‑storey residential tower (116 m tall, with 380 apartments) and an 11‑storey office building known as Klingerka Offices. They are connected via an underground parking garage with over 600 spaces and a green roof . The office building offers around 10,000 m² of workspace, certified with BREEAM Excellent, features air‑conditioning, operable windows, raised floors, terraces, elevators, and 24/7 access. Amenities include storage rooms, showers, bicycle parking, reception, and in‑building catering. Rental rates range from €14–15.50/m² per month plus operational costs The development includes a 4,000 m² recreational park with children’s playgrounds, a fitness zone, and abundant greenery. The complex’s design and name recall its textile heritage, from the name “Klingerka” to the orange façade inspired by jute sacks Importantly, this office building is not linked to any gas company, but is a boutique-style commercial property catering to creative firms and small teams, offering high-quality facilities and excellent transport connections (motorway, public transport, airport) .
