The main idea behind the concept of the multifunctional building was to create a simple volume that balances the complexity of the plot itself. The building’s mass, along with the urban design of the surrounding area, aligns with and fits into the emerging new district. The surroundings of the multifunctional building are designed with respect to the street axes. The volume, together with the design of the inner courtyard, follows the street axis from the southern part of the site, which is terminated by the multifunctional building itself. The corners of the building are defined by dominant height accents, making the building formally distinctive. The inner courtyard connects to the surrounding area and is structured with main pedestrian routes and secondary complementary pathways. A significant and eye-catching feature is the water element, which attracts both passersby and residents of the building.

The building houses multiple functions, including a hotel, student housing, and residential apartments. Each function is organized as a separate unit and they do not interfere with each other operationally. The hotel is located at the most prominent yet busiest corner, designed as an urban-type hotel. Student housing is situated at a corner with less valuable views. The best views of the Brno city skyline and its landmarks are primarily available from the apartments. Each function fully meets its purpose in terms of layout and content. The hotel operates as a fully equipped facility with its own service areas, restaurant, lobby, social spaces, and guest rooms. The apartments are of various types, responding to the diverse demands of today's market. Student housing is designed as a modern form of co-living, which students can choose if they prefer shared living, but it also offers privacy in the form of a fully equipped student unit with all necessary amenities. Common areas are located on every floor to support socializing and shared activities. The ground floor also serves for leisure or study purposes. Overall, the multifunctional building becomes an ideal housing solution due to its diverse functions, fulfilling the needs of both young individuals and families.

Technické informácie

The structural system of the building is a monolithic reinforced concrete frame with infill masonry made of ceramic blocks. The frame consists of monolithic columns, beams, slabs, and walls. The building is divided into several expansion units in various places. The floor-to-floor heights differ between the underground level, the ground floor, and typical upper floors. The foundation is designed as a reinforced concrete slab with a thickness of 500 mm. The basement walls are monolithic reinforced concrete walls insulated with thermal insulation. Expansion joints in the building will also be applied to the foundation slab at the designated points. The vertical load-bearing elements are monolithic columns with a cross-section of 400x600 mm. The height of the columns varies depending on the floor. The load-bearing reinforced concrete walls are designed as stiffening core walls with a thickness of 250 mm. The floor slabs are monolithic reinforced concrete with a thickness of 250 mm. Protruding structures are equipped with ISO beams to interrupt thermal bridges. Reinforced concrete beams have a cross-section of 700x300 mm. The infill masonry, apartment dividing walls, and partition walls will be made of ceramic blocks. Infill masonry will be 300 mm thick, apartment dividing walls from acoustic blocks will be 250 mm, and partition walls will be 125 mm thick. The staircases are designed as two-flight and three-flight monolithic reinforced concrete structures, with stair flights 1500 mm wide. Elevator shafts are made of monolithic walls with a thickness of 250 mm.
