Zadáním práce bylo navrhnout řešení současné městské struktury, které je založeno na principech ekonomické, sociální a environmentální udržitelnosti – urbanistická vize města Břeclav.

Řešené území se nachází v centrální části Břeclavi. Je vymezeno nejdůležitější dopravní cestou města - třídou 1. máje a valem odlehčovacího ramene řeky Dyje; na východě sousedí s historickým centrem a na jihu s obytnými stavbami a nemocnicí. Přímo v řešeném území se nacházejí různé typy staveb. Hustota zástavby však není vysoká. Stavby určené k bydlení jsou zachovány. Stavby, které nejsou vhodné svým charakterem, designem nebo měřítkem pro umístění v centrální části města, budou nahrazeny nebo přesunuty.

Nově navržená struktura představuje kompaktní část města. Skládá se převážně z bloků typických pro městský prostor, doplněných solitérními objekty s potřebnou občanskou vybaveností. Zároveň reaguje na existující okolní zástavbu, čímž propojuje starší a novou část města. Součástí návrhu je zpřístupnění a začlenění mlýnského náhonu do veřejného prostoru jako významného prvku identity Břeclavi, která oplývá přírodním bohatstvím. V návrhu je kladen důraz na vytvoření polyfunkčního území s aktivním parterem, na eliminaci automobilové dopravy ve prospěch pěší a cyklistické dopravy a podpoření pobytové funkce ulic, na vytvoření hierarchie městských prostor a na tvorbu veřejných prostranství podporujících sociální interakci a odpovídajících charakteru oblasti. Společně s dalšími zásadami je vytvořen prostor pro lidi, který slouží jako domov, pracoviště, místo setkávání a místo pro život.

The task was to design a solution for the current urban structure based on the principles of economic, social, and environmental sustainability – an urban vision for the city of Břeclav.

The area in question is located in the central part of Břeclav. It is bounded by the city's most important traffic route, 1. máje Street, and the levee of the Dyje River's relief arm; it borders the historic center to the east and residential buildings and a hospital to the south. Within the area, there are various types of buildings. However, the building density is not high. Residential buildings are preserved. Structures that are not suitable in character, design, or scale for the central part of the city will be replaced or relocated.

The newly proposed urban structure represents a compact part of the city. It consists mainly of blocks typical for urban spaces, supplemented by standalone buildings with necessary civic amenities. At the same time, it responds to the existing surrounding buildings, thus connecting the older and newer parts of the city. The proposal includes making the mill race accessible and integrating it into the public space as a significant element of Břeclav's identity, which is rich in natural resources. The design emphasizes creating a multifunctional area with an active ground floor, reducing car traffic in favor of pedestrian and bicycle traffic, and supporting the residential function of streets. It also focuses on creating a hierarchy of urban spaces and public spaces that promote social interaction and match the character of the area. Together with other principles, a space is created for people to serve as a home, workplace, meeting place, and place for living.

V území je navržena především bloková zástavba s převládající obytnou funkcí. Je doplněna potřebnou občanskou vybaveností v solitérních objektech - ZŠ, MŠ, centrum dětí a mládeže, domov pro seniory a parkovací dům pro návštěvníky nemocnice a přilehlé oblasti. Komerční občanská vybavenost je navržena v parterech. Jejich největší koncentrace se nachází v centru čtvrti, kde vzniká i veřejný prostor - vodní zákoutí. Parkoviště přiléhající ke stávajícím objektům poblíž tohoto centra je nahrazeno novým parkem. V návrhu je využit potenciál vody. U hlavního toku mlýnského náhonu je navrženo nábřeží. Menší přítok protéká pěší zónou a novým parkem, kde je navrženo dětské vodní hřiště.
V projektu je detailněji vyřešen koncept dispozičního uspořádání bloků ve východní části řešeného území.

Dotčené území - v dotčeném území na jihovýchodě je navržena zástavba lemující mlýnský náhon. Zástavba propojuje navrženou novou městskou strukturu se zbytkem města.

Návrh městských bloků - jsou navrženy se snahou o racionální řešení hmot a o vstřícnou reakci na okolní zástavbu. Bloky definují jednotlivé ulice nebo veřejné prostranství. Objekty jsou navrženy jako jednoduché a jasné objemy s důrazem na maximálně ekonomicky využitelný prostor a snadnou proveditelnost.
Nároží jsou často zdůrazněna převýšenou hmotou a jejich parter bývá vyčleněn pro občanskou vybavenost. To oživuje ulici a dělá ji atraktivnější pro chodce. Poslední nejvyšší patra jsou často ustoupená, čímž vznikají větší prosluněné terasy bytů. Kontakt s venkovním prostředím mají pro byty dále zajistit navržené různé typy balkónů, lodžií, teras, předzahrádek.
Střešní krajina městských bloků je různě výškově členěná. Reaguje buď na orientaci ke světovým stranám a nebo na výšku okolní zástavby.
Jasná definice městského prostoru:
-ulice/prostranství mimo blok - veřejné
-předzahrádka/terasa domů směrem do ulice - poloveřejné
-zahrádky k domům ve vnitrobloku oddělené ploty - soukromé
-společný prostor pro všechny obyvatele bloku uprostřed vnitrobloku - polosoukromé.

The area primarily features block development with a predominant residential function. This is complemented by the necessary civic amenities in standalone buildings - an elementary school, a kindergarten, a youth center, a senior home, and a parking garage for visitors to the hospital and adjacent areas. Commercial civic amenities are designed in the ground floors of the buildings. Their highest concentration is in the district center, where a public space with a water nook is also created. The parking lot adjacent to the existing buildings near this center is replaced by a new park. The proposal takes advantage of the water potential. A riverbank is designed along the main stream of the mill race. A smaller tributary flows through the pedestrian zone and the new park, where a children's water playground is proposed.
In the project, the concept of the layout of the blocks in the eastern part of the area is resolved in more detail.

Affected Area - In the affected area to the southeast, development is planned along the mill race. This development connects the proposed new urban structure with the rest of the city.

City blocks - are designed with a focus on rational massing solutions and a responsive reaction to the surrounding development. The blocks define individual streets or public spaces. The buildings are designed as simple and clear volumes with an emphasis on maximizing economically usable space and ease of construction.
Corners are often highlighted with elevated massing, and their ground floors are designated for civic amenities. This enlivens the street and makes it more attractive to pedestrians. The top floors are often set back, creating larger sunlit terraces for the apartments. Various types of balconies, loggias, terraces, and front gardens are designed to ensure contact with the outdoor environment for the apartments.
The rooftop landscape of the urban blocks is varied in height. It responds either to the orientation to the cardinal points or to the height of the surrounding buildings.
Definition of urban space:
-street/space outside the block -public
-front garden/terrace - semi-public
-individual gardens in the courtyard - private
-shared space in the middle of courtyard for all residents of the block - semi-private.

Dopravní řešení

Územím prochází 3 místní komunikace. Tyto komunikace jsou lemovány pásy zeleně se stromy a jsou u nich navrženy stezky pro cyklisty a chodce. V úseku před ZŠ je kvůli vyšší koncentraci dětí navržena změna povrchu pro zpomalení řidičů. Po obou stranách se nachází záliv pro typ parkování P+K.
V centrální části, v návaznosti na park, je navržena pěší zóna kolem vodního kanálu. Zbývající ulice budou fungovat jako komunikace se smíšeným provozem, kde nebude oddělena pěší, cyklistická ani motorová doprava. Ve prospěch obyvatel je zde navržena obytná zóna. V této zóně smějí chodci užívat komunikaci v celé šířce a nejvyšší povolená rychlost automobilů je 20 km/h. Tyto ulice jsou navrženy tak, aby byla podporována pobytová funkce - zeleň, terasy, zahrádky, využití vodních prvků apod.

Parkování - parkovací místa pro obyvatele čtvrti jsou navržena v podzemních garážích, parkovací místa v ulicích jsou navržena pouze u významných míst a staveb občanské vybavenosti.

Transport solution

Three local roads pass through the area. These roads are lined with green belts with trees, and cycling and pedestrian paths are designed along them. In the section in front of the elementary school, a surface change is proposed to slow down drivers due to the higher concentration of children. On both sides, there is a parking bay for P+K type parking.
In the central part, adjacent to the park, a pedestrian zone is designed around the water channel. The remaining streets will function as mixed-use roads, where pedestrian, cycling, and motor traffic are not separated. For the benefit of the residents, a residential zone is proposed here. In this zone, pedestrians are allowed to use the entire width of the road, and the maximum permitted speed for cars is 20 km/h. These streets are designed to support the residential function - greenery, terraces, gardens, use of water features, etc.

Parking - Parking spaces for district residents are planned in underground garages, while street parking is only designated for significant locations and civic amenities buildings.
