CZ | Vypracovaná studie se věnuje návrhu obytného domu s aktivním parterem, který nabídne využití především pro místní rezidenty i obyvatele v okolí. Odrazem nové zástavby by mělo být ideální bydlení typu „cohousing“ s kvalitními sousedskými vazbami a možností
společného veřejného života. Mezi soukromým a společným prostorem leží ještě zóna sdílení, kterou budoucí rezidenti mohou dobrovolně využívat a spolupodílet se na kvalitním bydlení.

Důležitým vstupní faktorem při návrhu byl alternativní způsob stavění formou spolku pro bydlení tzv. baugruppe. Tento systém je založen na utváření vlastního bydlení a aktivního zapojení samotných obyvatel do návrhu už v prvotní fázi projektu. Díky tomu tak mohou od samého začátku ovlivnit například řešení dispozic svých bytů a funkční aktivity v domě. V případě této práce byla tato forma aplikována skrze zidealizovaný návrh na základě vlastního pozorování a analyzování života v podobných bytových domech v zahraničí, kde tyto modely běžně fungují a reflektují klady i zápory.

EN | This study is devoted to the design of a residential building with an active ground floor, which will offer use mainly for local residents and residents in the vicinity. The reflection of the new development should be ideal "cohousing" with quality neighborhood ties and the possibility common public life. There is also a sharing zone between the private and common space, which future residents can use voluntarily and share in quality living.

An important input factor in the design was an alternative housing method in the form of a housing association, the so-called Baugruppe. This system is based on the creation of own housing and the active involvement of the residents themselves in the design already in the initial phase of the project. Thanks to this, they can influence, for example, the layout of their apartments and the functional activities in the house from the very beginning. In the case of this work, this form was applied through an idealized design based on own observation and analysis of life in similar apartment buildings abroad, where these models normally work and reflect pros and cons.

CZ | Celý architektonický i urbanistický přístup pracuje s vytvořením uceleného bloku s intimní atmosférou a bohatou zelenou výsadbou. Architektonické řešení objektů vychází z předpokladu, kdy jednotlivé komunikační prostory mají plnit také komunitní a sociální funkci, zastávat prostor náhodných setkání, nikoliv úzkých temných chodeb. Vzhledem ke stanovenému konceptu byl pro všechny bytové domy zvolen pavlačový typ, kde předpokládáme zabydlení pavlače a vytvoření dalšího prostoru pro setkávání. Vertikální bezbariérovou komunikaci zajišťuje výtah a dvě pavlačová schodiště. Pavlače jsou orientovány na sever a východ, zatímco soukromé terasy na jih a západ.

Architektonický výraz domu je založen na tektonickém ztvárnění, které staví do popředí přiznané konstrukce, čisté horizontální linie a materiálovou upřímnost. Návrh pracuje s jednoduchou logikou stavby a strukturálním pořádkem. Jednotlivé prvky tak tvoří jasně čitelný komplexní celek, který vyzařuje jednoduchost a upřímnost s důrazem na funkci a strukturu celkové hmoty. Exteriér spolupracuje se svým okolím za pomoci popínavé vegetace a polointenzivní pobytové střechy. Tímto způsobem není jen solitérem, ale stává se součástí širšího ekologického kontextu. Zelené prvky se nejen opticky propojují s okolní krajinou, ale také přispívají k regulaci teploty a snižování účinků tepla. Současně se
exteriér domu vyznačuje sebevědomým a novým charakterem, který posiluje identitu a vnáší do prostředí novou energii. Zároveň však respektuje kontext místa a snahu o plynulé začlenění do svého okolí.

Jednoduchá materiálová skladba, která se prolíná z fasády i do interiérů, dodává domu jednotný a koherentní vzhled. Interiéry jsou navrženy tak, aby nabízely kvalitní prostor a vzdušnost. Otevřené dispozice umožňují volný tok světla a vzduchu mezi jednotlivými obytnými prostory, čímž podporují příjemné a funkční prostředí pro obyvatele. Prosvětlení interiéru je důležitým prvkem designu. Velká okna umožňují vstup denního světla do domu a propojují interiér s venkovním prostředím. Tím se vytváří pocit propojení s přírodou a zároveň se zvýrazňuje jednoduchost a čistota prostoru. Použití přírodních materiálů jako dřevo, sklo a beton navozuje příjemnou atmosféru a zdůrazňuje tektonické prvky, které jsou viditelné jak zvenku, tak uvnitř domu.

Na parter navazují tři obytná podlaží s byty. Na každém podlaží se nachází 6 bytových jednotek a 1 přechodná jednotka. Celkem tedy 18 bytů. Dispozičně jsou byty řešeny především jako 1+kk a 2+kk o větší výměře pro jednotlivce, bezdětné páry či seniory. Levé křídlo je pak určeno větším 3+kk bytům pro rodiny s dětmi. Severní jednotka levého křídla je navržena jako studio pro přechodné ubytování návštěvy. K jednotlivým bytům vždy náleží prostorná terasa orientovaná na jih nebo západ. Byty jsou navrženy na open space formátu. To umožňuje jejich snadnější přizpůsobení jak stávajícím rezidentům, tak těm budoucím. Tyto byty jsou variabilní a kombinovatelné, což během výstavby umožňuje upravit velikost jednotek podle poptávky. Například je možné spojit dispozice 1+kk a 2+kk do 3+kk rodinného bytu a naopak.

Z venkovní pavlače vstupujeme do menšího prosvětleného zádveří. Centrem bytu je obchozí jádro s koupelnou, kuchyní a menší prádelnou. Odtud je možné vstoupit přímo do kuchyně s jídelním koutem nebo do ložnice, v závislosti na dispozici bytu. Většina bytů také umožňuje přímý výstup z kuchyně na pavlač prostřednictvím francouzských otevíracích oken, kde je možné posedět se sousedy nebo se jen tak dívat na dění venku. Obytný prostor je otevřený a propojený s kuchyní a jídelním koutem. Větší rodinné byty disponují druhou samostatnou koupelnu pro děti a oddělené WC. Koncept obchozího jádra umožňuje mimo jiné snadnější provětrání a proslunění bytu.

EN | The entire architectural and urban approach works to create a complete block with an intimate atmosphere and rich green planting. The architectural design of the building is based on the assumption that the individual communication spaces should also fulfill a community and social function, be a place for random meetings, not narrow dark corridors. Due to in accordance with the established concept, the apartment block type was chosen for all the apartment buildings, where we expect the apartment block to be occupied and the creation of another meeting space. Vertical barrier-free communication is ensured by an elevator and two loft stairs. The pavilions are oriented to the north and east, while the private terraces are to the south and west.

The architectural expression of the house is based on a tectonic rendering that foregrounds the acknowledged structure, clean horizontal lines and material honesty. The design works with a simple building logic and structural order. The individual elements thus form a clearly legible complex whole that radiates simplicity and sincerity with an emphasis on the function and structure of the overall mass. The exterior cooperates with its surroundings with the help of climbing vegetation and a semi-intensive residential roof. In this way, it is not just a solitaire, but becomes part of a wider ecological context. Green elements not only visually connect with the surrounding landscape, but also contribute to temperature regulation and reducing the effects of heat. At the same time the exterior of the house is characterized by a confident and new character that strengthens the identity and brings new energy to the environment. At the same time, however, it respects the context of the place and the effort to smoothly integrate into its surroundings.

The simple material composition, which blends from the facade to the interiors, gives the house a uniform and coherent appearance. The interiors are designed to offer quality space and airiness. Open layouts allow a free flow of light and air between individual living spaces, thus promoting a pleasant and functional environment for residents. Interior lighting is an important element of design. Large windows allow daylight to enter the house and connect the interior with the outdoors. This creates a feeling of connection with nature and at the same time emphasizes the simplicity and cleanliness of the space. The use of natural materials such as wood, glass and concrete creates a pleasant atmosphere and emphasizes the tectonic elements that are visible both outside and inside the house.

The ground floor is connected by three residential floors with apartments. There are 6 residential units and 1 transitional unit on each floor. So a total of 18 apartments. In terms of layout, the apartments are mainly designed as 1+kk and 2+kk with a larger area for individuals, couples without children or seniors. The left wing is intended for larger 3+kk apartments for families with children. The north unit of the left wing is designed as a studio for temporary visitor accommodation. Individual apartments always have a spacious terrace facing south or west. The apartments are designed in an open space format. This allows them to be more easily adapted to both existing and future residents. These apartments are variable and combinable, which makes it possible to adjust the size of the units according to demand during construction. For example, it is possible to combine layouts of 1+kk and 2+kk into a 3+kk family apartment and vice versa.

From the outdoor pavilion we enter a smaller lighted vestibule. The center of the apartment is a walk-through core with a bathroom, kitchen and a small laundry room. From here it is possible to enter directly into the kitchen with dining area or into the bedroom, depending on the availability of the apartment. Most apartments also allow direct access from the kitchen to the living room through French opening windows, where it is possible to sit with the neighbors or just watch the events outside. The living space is open and connected to the kitchen and dining area. Larger family apartments have a second separate bathroom for children and a separate toilet. The concept of the bypass core allows, among other things, easier ventilation and sunlight in the apartment.

CZ | Z hlediska konstrukčního systému byl zvolen hybridní TiCo systém, který kombinuje železobetonový nosný skelet s nenosnou dřevěnou fasádou a dřevěnými dělícími stěnami, kromě podzemního podlaží, které je zděné. Díky této kombinaci je možné snadno měnit dispozice bytů nebo kombinovat jednotlivé jednotky podle potřeby. Objekt je založen na železobetonové desce vyztužené železobetonovými náběhy. Celý objekt je dodatečně vyztužen monolitickými štítovými stěnami a instalačními jádry. Stropy jsou navrženy jako lité železobetonové. Jednotlivé pavlače a terasy jsou řešeny jako samostatné podpírané konzoly. Střešní podlaží je navrženo jako lehká dřevěná konstrukce a zastřešeno vegetační střechou s akumulační funkcí a požární odolností BROOF(t3). Tato střecha je osázena polintenzivní zelení, což pomáhá s ochlazováním budovy a retencí dešťové vody. Střechu doplňuje také výsadba popínavých rostlin po celém obvodu objektu. Schodiště objektu jsou železobetonové monolitické. Výplně otvorů jsou hliníkové v zelené barvě s trojsklem.

Fasáda objektu kombinuje zelené kovové prvky a dřevěný opalovaný a kartáčovaný obklad ze severského smrku. Tato povrchová úprava zvyšuje odolnost materiálu proti povětrnostním vlivům a podtrhuje jedinečný charakter a texturu dřeva. Betonové prvky jsou jak v exteriéru, tak v interiéru, prezentovány v pohledové kvalitě. Ostatní interiérové konstrukce jsou omítnuté bílou omítkou nebo obložené dřevěnou dýhou. Materiálová paleta je doplněna také o exteriérové screenové rolety, které změkčují celkový výraz domu a přidávají prvky útulnosti. Tyto rolety nejen zjemňují vzhled exteriéru, ale také poskytují funkční stínění a ochranu před slunečním zářením.

EN | In terms of the structural system, a hybrid TiCo system was chosen, which combines a reinforced concrete load-bearing frame with a non-load-bearing wooden facade and wooden partition walls, except for the underground floor, which is brick. Thanks to this combination, it is possible to easily change the layout of the apartments or combine individual units as needed. The building is based on a reinforced concrete slab reinforced with reinforced concrete risers. The entire building is additionally reinforced with monolithic gable walls and installation cores. The ceilings are designed as cast reinforced concrete. Individual pavilions and terraces are designed as separate supported consoles. The roof floor is designed as a light wooden structure and covered with a vegetation roof with an accumulation function and fire resistance BROOF(t3). This roof is planted with semi-intensive greenery, which helps with the cooling of the building and the retention of rainwater. The roof is also complemented by the planting of climbing plants around the entire perimeter of the building. The building's stairs are reinforced concrete monolithic. The fillings of the openings are aluminum in green color with triple glazing.

The building's facade combines green metal elements and wooden sun-tanned and brushed Nordic spruce cladding. This surface treatment increases the material's resistance to weathering and underlines the unique character and texture of the wood. Concrete elements are both exterior and interior, presented in visual quality. Other interior structures are plastered with white plaster or lined with wooden veneer. The material palette is also complemented by exterior screen blinds, which soften the overall look of the house and add elements of coziness. These blinds not only soften the appearance of the exterior, but also provide functional shading and protection from sunlight.
