The Eco Working Rental Office project offers a strategically located and thoughtfully programmed urban development proposal. It smartly addresses the growing demand for flexible office space in Surabaya’s high-income business district, while also integrating sustainable design strategies that enhance both environmental performance and user well-being.

Contextual Relevance: The proposal clearly responds to the dynamics of the Tegalsari district, aligning its architectural language and programmatic intent with the mixed-use vibrancy of the surrounding area. The inclusion of a mini mall as a secondary function demonstrates a strong understanding of urban synergies and user needs.

Programmatic Diversity: The project successfully combines various office layouts, co-working areas, cafés, and a retail component—making it a multifunctional destination for both professionals and the public. This mix supports economic vitality and encourages social interaction.

Environmental Integration: The use of rooftop gardens, green communal spaces, and internal voids demonstrates a commendable effort to introduce biophilic and passive design elements into a dense urban context. These features contribute to thermal comfort, air quality, and user experience.

Facade Treatment: Drawing from local architectural language, the striped facade is both aesthetically contextual and functionally effective in reducing solar glare. It reflects sensitivity to the local climate and material palette while improving interior conditions.
