The site is located in the immediate vicinity of the village of Starigrad, as well as Zadar, which is a popular tourist attraction. The idea was to approach the design of the space with reference to the spirit of the place, as well as to keep as many of the qualities that make this location unique as possible. In this regard, I came up with the idea of ​​establishing a communication that will connect the main highway and the sea in the form of stairs. Narrow stone stairs are symbolically associated with coastal cities, so the theme of the project was formed around the stairs. The goal of installing these stairs was also to solve two perceived problems at the same time - movement and attractiveness of the location. In accordance with the location, it was necessary to insert the concept of stairs into the context and design their character. The key thing in developing the concept was to preserve the identity of the place, and the stairs were a link between the functional and ambient characteristics of the project, in the spirit of the Croatian coast. The stairs were placed on the site of old stone paths that were found on the site and follow the already intuitive movement through the site in question. Designed from stone, which is the traditional material of this area, they create a unique ambience that will give special importance to this complex. Each of the mentioned directions ends in contact with the sea and offers different contents. In the next step, the stone stairs get a new element - a viewpoints. Viewpoints are placed along the main highway with the idea of ​​providing unique views of the site from its highest point. From each viewpoints, there are steps that cut through the site and descend directly into the sea. The idea is to attract random passers-by in this way, who can stop at one of the 5 extensions along the main highway and discover the irresistible road directly to the sea. The stairs along the way reveal and connect all the contents that are there, promoting the newly designed complex even to casual passers-by. The last step in the design of these stairs, as a multifunctional element, is the possibility of connecting to the environment - the stairs carefully continue to the paths and roads that descend from the largest mountain in Croatia, Velebit, which gives the possibility for new contents in the future development of this complex and its surroundings . The stairs were created from the idea of ​​preserving the tradition and identity of the place, giving it a new dimension and longevity.

At the location itself, seven zones are planned, which together form a tourist complex intended for tourists as well as the local population. The zones consist of a hotel, private villas with floors P+1, villas P+2, villas P+3, a marina with a promenade, commercial facilities and a camp. Each zone is designed to contribute to the imagined ambience that is intended to be achieved by the use of the mentioned stairs. It is planned that the dominant movement on the site will be pedestrian traffic, which is made up of two movement networks - primary and secondary. The primary network of movement consists of the already mentioned stairs, which transversely connect the contents and boundaries of the site, while the secondary network consists of roads that are placed longitudinally on the site and represent a connection between the primary directions of movement - stairs, provide the possibility of connecting to the potential traffic infrastructure outside the boundaries of the site and connect accommodation units. Together, these directions of movement make up the network within which the mentioned zones are located. At the point of contact of the primary and secondary directions of movement, extensions are formed where public facilities are located. The distance between the villas is expected to gradually increase from the highest point of the location towards the sea, ensuring that the sea can be seen well from the viewpoints along the highway and along the way giving a better view as we approach the sea. In addition to the common characteristics of the stairs, it is foreseen that they also have mutual differences that stand out the most in their final point - contact with water. Those in contact with water become part of marinas, beaches, etc.

On the location, 26 private villas of P+1 storey, 47 villas P+2 and 16 villas P+3 and a hotel. Each villa has access to vehicular streets for easy access, unloading/loading luggage and emergency interventions, while only parking on the lot is not provided for. The private villas are placed along the promenade by the sea, while the P+3 storey villas are located along the main highway, so the height of the buildings decreases the closer we get to the sea, giving a better view of both the land and the sea. The accommodation capacity in the complex is over 1000 users at the same time. The number of accommodation units/apartments is 100 within the hotel and 294 within the villas. Within each villa there is a swimming pool with a view of the sea, while each unit has a terrace with a view of the sea, and the apartments have a predominantly two-sided orientation. The finish is made of stone. In order to overcome the height difference of 54m from the highest point (highway) to the lowest point (sea), it is planned to install 360 steps. The width of the stairs varies, but their minimum dimension is set to be 3.25m in order to create a balance between unhindered movement and the realization of imagined visions.
