This proposal envisions a hybrid residential complex in Brněnec that responds to projected tourism and aging population trends by introducing an adaptable, mixed-use fabric capable of accommodating both residents and visitors. The conceptual device—a semi-transparent, fabric-like architectural “medium” that gently separates yet visually connects these user groups—is both symbolically rich and spatially strategic. It allows for differentiated experiential zones while preserving a shared sense of place.
The use of a curved north-south surface as a central organizing element effectively divides the program while creating dynamic interior and exterior spatial sequences. The inclusion of elderly care units, a hotel, communal plazas, and medical facilities reflects a well-balanced urban program. Technically, the dry-assembled timber frame system with concrete substructure demonstrates attention to sustainability and ease of adaptability or replacement.
However, while the spatial zoning is clear, the architectural language and elevation treatment remain relatively neutral and could benefit from greater expressive refinement. The visual identity of the “fabric” concept, though conceptually strong, needs more material and tectonic articulation to fully resonate in built form.
Overall, this is a contextually thoughtful and programmatically balanced residential-urban concept. With further attention to architectural detailing and experiential transitions, it could evolve into a truly memorable piece of civic architecture.
